How fees work
What's included — and what isn't.
- What the fee is calculated on
- The approved total construction (building) budget for the works we manage, as agreed in writing at the start of the engagement.
- Not included in the fee
- Building materials, contractor and subcontractor charges, and third-party professional fees (architects, engineers, quantity surveyors, council and approval fees). These are paid separately, and we verify them on your behalf.
- Travel and site assessments
- Site visits within the agreed programme are included. Travel outside the project area and any specialist assessments are quoted upfront before they take place.
- Variations
- If the approved budget changes through client-instructed variations, the fee is adjusted at the same percentage once the variation is approved in writing.
- When packages don't fit
- Commercial, institutional, infrastructure and complex projects are quoted individually through a bespoke proposal.
